Condo Owner Maintenance Checklist — Old Bridge, New Jersey

Review CC&Rs to know what you maintain (usually everything inside walls) vs HOA (roof, exterior, common areas).

Replace filter regularly. Schedule annual tune-up. Keep exterior unit area clear if you have one.

Inspect windows, sliding doors, and bathroom caulking. Report exterior leaks to HOA immediately.

Fix dripping faucets, running toilets, and slow drains promptly. Water damage can affect units below.

Replace batteries, test alarm function, replace units older than 10 years (smoke) or 7 years (CO).

Regular cleaning prevents fire hazards. Dryer vent cleaning is especially important in multi-unit buildings.

If your unit has its own water heater, maintain it per the water heater checklist. Many condos have central hot water.
