Overview
The temperature and pressure (T&P) relief valve is the most important safety device on your water heater. It prevents the tank from building up dangerous pressure by releasing water if temperature or pressure exceeds safe limits. Testing it annually ensures it will work when you need it most.
Step-by-Step Guide
Locate the T&P relief valve
The T&P valve is a brass or bronze fitting on the side or top of the water heater tank. It has a small lever or handle and a discharge pipe extending down toward the floor or to a drain. Never remove or plug the discharge pipe.
Place a bucket under the discharge pipe
Position a bucket or towel under the end of the discharge pipe to catch hot water. If the discharge pipe runs to a floor drain, ensure the drain is clear and functional.
Lift the lever slowly
Lift the T&P valve lever about halfway for 2-3 seconds. You should hear a rush of air or see hot water flow from the discharge pipe. This confirms the valve can open freely.
Release the lever
Let the lever snap back down on its own. The flow of water should stop immediately and completely. If water continues to drip or trickle after the lever is released, the valve may need replacement.
Check for stuck or corroded valves
If the lever will not lift, feels stuck, or no water comes out when lifted, the valve is likely seized from mineral buildup or corrosion. Do not force it. A stuck T&P valve is a safety hazard that requires immediate replacement by a plumber.
Inspect the discharge pipe
Verify the discharge pipe runs downward continuously to within 6 inches of the floor or to a drain. It must not be capped, plugged, reduced in size, or routed upward. The pipe should be the same diameter as the T&P valve outlet.

Cost Estimates
DIY Cost

Professional Cost
$100 - $250 for T&P valve replacement
Safety Tips
- Water from the T&P valve will be scalding hot (up to 210 degrees F). Keep hands, face, and bare skin away from the discharge pipe.
- Do not stand directly in front of the discharge pipe when testing the valve.
- If the valve is very old and has never been tested, it may leak after testing. Have a plumber on standby or prepare to replace the valve.
- Never cap, plug, or remove the discharge pipe. It is a critical safety component.
When to Call a Professional
Call a licensed plumber if the T&P valve is stuck and will not lift, if it continues to leak after testing, if the discharge pipe is missing, capped, or routed improperly, or if the valve shows signs of corrosion or mineral crust.
Pro Tip
T&P valves should be replaced every 5 years as preventive maintenance, regardless of test results. The internal spring and seat corrode over time, especially in areas with hard water. A $20 valve replacement is cheap insurance against a potentially catastrophic tank failure.
Common Mistakes to Avoid
- Never testing the valve because you are afraid it will start leaking. While there is a small risk of a drip afterward on old valves, not testing it is far more dangerous.
- Forcing open a stuck valve with pliers, which can break the valve and cause a flood.
- Capping or plugging the discharge pipe because it occasionally drips. Dripping means the valve is doing its job. Capping it creates a bomb.
- Confusing the T&P valve with the drain valve at the bottom of the tank. The drain valve is a spigot; the T&P valve has a lift lever.

How to Check the Anode Rod in Your Water Heater
The anode rod is a sacrificial metal rod inside your water heater tank that corrodes in place of the tank itself. When the anode rod is depleted, the tank begins to rust from the inside out. Checking and replacing the anode rod is the single best thing you can do to extend the life of your water heater.
How to Check and Adjust Your Water Heater Temperature
Setting your water heater to 120 degrees F provides the optimal balance of scald prevention, energy savings, and bacteria control. Temperatures above 120 degrees waste energy and pose a scald risk, especially for children and elderly household members. Temperatures below 120 degrees allow Legionella bacteria to thrive.
How to Inspect Your Water Heater for Leaks
A leaking water heater can cause significant water damage, mold growth, and structural problems. Catching leaks early — at connections, the T&P valve, or the tank bottom — gives you time to repair or replace the unit before a catastrophic failure floods your home.
How to Inspect Your Water Heater Venting
Gas and propane water heaters produce combustion gases including carbon monoxide that must be safely vented outside your home. A disconnected, corroded, or improperly sloped vent pipe can allow deadly carbon monoxide to accumulate indoors. Annual inspection of the vent system is a critical safety check.
