General Rental Application This is our general rental application. Our company requires only 1 rental application per person and if it's approved, it can be applied to any available rental that could work for you! We keep approved applications on file for six months. Just some reminders as you get ready to submit an application with us! Our rental criteria is as follows: 1. Income Requirements: We require 3x the rent amount or 3x your portion of the rent for income. 2. Credit Score: We require a credit score of at least 600 from the applicant. Should you be applying with others, one of the applicants in the group needs to meet this requirement. Should no one in your application group meet this requirement, we will require a cosigner. The cosigner will need to meet this criteria as well. 3. Rental History: We look for at least 3 years of formal rental history. Should you have less than 3 years of rental history we will ask to see a cosigner. Proof of homeownership also counts towards this requirement. 4. Background Check: Each applicant must undergo a background check and have it be clear 5. Lease Length: All of our rentals are a 1 year lease term unless stated otherwise. If you require a cosigner, the cosigner has to submit their own application and meet all of the criteria listed above. We require the following attachments to be submitted with your application: 1. Valid photo ID (license, passport, visa, non-driver identification card) 2. Proof of income document(s) with your name on it (paystubs, w2, vouchers, benefit letters, offer letter, etc.) 3. Vet records (if applicable). If the pet is an Emotional Support Animal (ESA) or a Service Animal please note that on your application and attach a letter stating such (if it is an ESA).
